We undertake to advise on rental levels, furnishings and fittings, marketing, legal requirements, certification etc, as required. We will actively photograph and market the property, interview all suitable prospective tenants, check all references, and obtain financial status and past housing history.
We will prepare the legal documentation, prepare an inventory, read all service meters and advise the appropriate utilities companies, collect regular rent payment and obtain deposits, which are held with the ‘Deposit Protection Service’ (DPS). Thereafter, rent will be paid direct to my ‘clients’ bank account and the net rent will then be forwarded to your bank with a written statement to yourself.
We will physically inspect the property periodically to ascertain its condition and ensure that the terms of the lease are being observed. We will also check the property when tenants vacate. When necessary, we can arrange for repairs to be carried out promptly within an agreed budget. We will ensure all statutory certificates of safety are renewed as required.
A full detailed Inventory can be arranged (separate charge to the inventory check)
NOTE: There is no tenant finders fee if we fully manage the property on your behalf.
We will advertise the property, interview prospective tenants, take up and check references, obtain the financial status and past history of prospective tenants. We will prepare the tenancy agreement as well as an inventory and associated documents.
We will obtain a deposit and the first month’s rent, sign the property over to the tenant, and leave the day-to-day running to you. We will notify the appropriate utility companies of meter readings and advise the Council Tax department of the letting.
Our Tenant find service fee is a minimum of £350 – £550. The deposit must also be protected by Law, and we hold an account with the ‘Deposit Protection Service’ (DPS) for which there is ‘NO CHARGE’.
A full detailed Inventory can be arranged (separate charge to the inventory check)
Our fee is 8% of Gross rent for the period of the Tenancy (and including any extension or renewal). An inspection is carried out after 3 months and periodically thereafter.
With this option the Landlord is liable for arranging for repairs and maintenance issues as reported to Landlord by the tenant and for obtaining statutory safety certificates as and when required.
A full detailed Inventory can be arranged (separate charge to the inventory check) with no tenant finders fee if we rent collect on your behalf at the agreed commission.
Full Property Management Service – for one property, our commission fee is 10% of gross rent received, deducted from the standing order payment to our bank account
For 2 or more properties, the commission rate is 8% and negotiable for more thereafter.

Agents have a duty of care towards tenants, even though they do not have a contractual relationship. The duty of care includes advising and providing essential information relating to the let property. Providing prospective tenants information on charges, the right to cancel and the right to the cooling-off period.
We highly recommend having an inventory completed by an Independent Inventory Clerk. We try to insist on this now as it shows the condition at the outset of the tenancy helping support any disputes at the end, should they arise. Using a third party for this makes a fair representation of the condition at the outset. If you don’t do this, then there is nothing to measure against and the likelihood of winning the claim is significantly reduced. Whilst we endeavour to ensure the accuracy of all information, we cannot accept any liability for any inaccuracies. Any particulars that are provided are intended, only to give a fair description of the property and do not form the basis of any contract. Where periodic inspections are completed with tenants in situ and it is deemed difficult for anyone to differentiate between dilapidations, faults, breakages, dirt, good housekeeping etc. it can only noted, if seen; otherwise that which is listed as presumed to be in good / acceptable order even if that recorded, is not necessarily new or perfect. Tenants can present a property in such a way for the inspection time only and not to the way they may generally live on a day-to-day basis. Please note the Inspectors or the agent cannot be held liable for any errors, omissions, differences in opinions or issues you may feel are contained within any report or quote. This would be prepared on the accepted principle that in the absence of comments, an item is free from obvious damage or soiling at the time of the visit.
We do not accept any responsibility for a landlord not obtaining the appropriate consent to let a property. The agent not be held liable for any costs caused or incurred by the Landlord or tenants causing neglect to a property. We do not accept any liability for the Landlords tax returns.
