We provide rooms for contract workers in properties where there are live in or live out landlords.

All of our properties are fully furnished. We provide bedding, linens, towels and all kitchen equipment. All utility bills, council tax and WiFi are included in the price.

How far are the properties from the hospital?

Most properties are located in Cowes which is a bus ride of between 11 and 15 minutes in total and runs every ten minutes. Most Cowes locations are easier and quicker to access the hospital than properties that are actually based in Newport.

All properties will be less than 10 minutes walk from a bus stop.

Arrival and Departure Arrangements

Arrival as a Foot Passenger. As part of our service, we can pick you up from the Red Jet Terminal in West Cowes and take you to your property stopping on route to collect a few essentials. For this we require your date and time of arrival, preferably a week before so as to diarise and schedule.

You will need to take the Red Jet from Terminal 2 from Southampton to West Cowes.

It is very important not to take the car ferry to East Cowes as this will involve an additional 1 hr 40 minutes to the journey.

Arrival with a Car or Bike

If you are bringing a car please let us know in advance which ferry company you will be using and what ferry you are booked on, preferably a week before, and we can calculate the time to meet you at the property.

If you are bringing a pushbike, you will need to take the Red Funnel Ferry to East Cowes and we can advise you on which bus to catch in order to meet you at the property as we are unable to put bikes in are cars.

Again, please let us know which ferry you will be taking so we can calculate your pick-up time.

Can I have post delivered as my main residence?

The properties on our books cannot be classed as your main residence even though many of our properties welcome you to extend your stay.

Please do not use the address for official post i.e. bank statements, phone bills and credit cards. All your official correspondence should be sent to your place of work.

In the past we have allowed guests to use the property address to have post sent to them but a number of properties have been overwhelmed with post from previous guests who have not provided a forwarding address.

The legal management of this post is becoming contentious with landlords and this has been known to go on for years. It also leaves guests open to becoming victims of identity fraud. We risk having properties withdrawn from our list if this rule is not adhered to.

By having official post sent to an address as your main residence, the property’s HMO status changes, and we risk hefty fines if this is perceived to be the case.

We strive to offer contract workers the most accessible and value for money service when they come to work on the Island but we need our clients to work with us to maintain this as an option. Thank you for your assistance in this matter.

What are the Payment & Costs?

Payment must be made in cleared funds on or prior to arrival. As soon as we have your completed information sheet supplied to us either by your consultant or direct from yourself, we can issue an invoice which you can pay online by BACS transfer which is free.

  • Booking fee is £200 payable at the start of each new booking by the Landlord. (short term stays, less than 3 months, are negotiable with the Agent).
  • Rent is £110 per week for bookings of four weeks plus.
  • Rent is £120 per week for single week bookings.
  • Overnight guests: £20 per night. This must be agreed with the landlord, booked and paid for in advance.
What is the Landlord Booking fee?

The booking fee is the income for us to be paid by the Landlord. This covers the work necessary to facilitate a tenant moving into a property. This is specific to the tenant’s requirements and the tenant’s moving in logistics. This also secures the property for your time of arrival.

This covers time spent on viewings, sharing our local knowledge to help you make an informed choice and making sure the landlord is accepting of your terms of residency.

This fee also covers the negotiations we have already in place which means that as a professional person staying in one of our properties our referencing is personalised and specific and therefore does not incur credit referencing fees.

This covers the negotiations and landlord training that we have undertaken to ensure you do not have to sign a contract tying you to a specific period, as well as persuading the landlord not to require a security deposit.

The booking fee covers a considerable amount of vetting and persuasion to convince a landlord not to require a six month commitment. We have also encouraged the landlord to provide value for money, all inclusive accommodation without the expectations prolific in these parts connected to holiday lets. It also means that we have facilitated a stay where in real terms you do not have to pay a notice period if your contract is suddenly cancelled.

The booking fee also covers the time taken to assist your transfer from your arrival port to the property seven days a week and up to 19.00 pm. making the whole experience more welcoming. We also recognise that you need provisions before settling into your property as you may be expected on shift immediately and therefore we will facilitate a brief shopping trip (if requested) on the route to your accommodation.

The booking fee relates to the room let so is payable at the start of each new stay.

In conclusion, the booking fee saves you a considerable financial outlay as we vet our professionals before placement.

Gas Safety

As a landlord, you are responsible for the safety of your tenants.

The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to ensure gas appliances, fittings and flues provided for tenants are safe. Appliances, fittings and flues in a communal area but which may be used by tenants are also included. You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use.

Good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs by a Gas Safe registered engineer.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide, and annually thereafter by a Gas Safe Registered engineer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed – and issue a copy to any new tenants before they move in.

A Landlords Gas Safety Certificate must be renewed every 12 months

Is my Council Tax affected?

If you benefit from “Single Person Occupancy”, this should not be affected for short stay bookings, or ‘5 days only’ bookings. However, the implementation of these rules varies from council to council. As yet, we have been unable to get an answer from the Isle of Wight Council and advise you to contact them directly if you are unsure.

What are your Obligation to lodgers & What should you provide?

An immaculately clean and tidy private room. It must be completely empty of a landlord’s personal belongings.

The bed should be made up with freshly laundered, co-coordinating bed-linen at the beginning of each stay, or once per week depending on the duration of the stay.

The mattress should be Adult-sized, and good quality. There should be a duvet (correct tog for the season please) and at least two pillows.

  • TV, Freeview or Sky.
  • WiFi access is an essential requirement now. I do not let properties without it.
  • Adjustable heating controls, and an opening window.
  • Curtains must give adequate darkness, especially near street lighting.
  • Access to an immaculately clean bathroom or shower.
  • Storage, and a desk.
  • Light and airy decor.
  • A cupboard in the kitchen, and a shelf in the fridge.
  • Storage space in a shed for a bike.
Do I need to change my household insurance?

We advise to inform your insurance company that you are letting a bedroom and ask them what additional cover your need, for example:

  • Public and occupier liabilities
  • Loss of rental and the cost of re-housing your lodger in the case of fire or flood
  • Emergency repairs
  • Cost of evicting a bad lodger
  • General legal costs

The tenant is responsible for insuring his or her own personal possessions. This is often covered by household insurance on their permanent residence, or can be extended to cover this.

Do I have to lock all the other rooms in the house?

No. Because our guests are busy, working professionals, with employers on the Island, theft or damage to a host’s home is highly unlikely, and certainly atypical of Room Away From Home guests. That aside, all households within our scheme should be particularly security conscious with exterior doors and windows, so that in case of a burglary, access to the property can be clearly established as coming from an outside party.
