DUTY OF CARE
Agents have a duty of care towards tenants, even though they do not have a contractual relationship. The duty of care includes advising and providing essential information relating to the let property. Providing prospective tenants information on charges, the right to cancel and the right to the cooling-off period.
INVENTORY
We highly recommend having an inventory completed by an Independent Inventory Clerk. We try to insist on this now as it shows the condition at the outset of the tenancy helping support any disputes at the end, should they arise. Using a third party for this makes a fair representation of the condition at the outset. If you don’t do this, then there is nothing to measure against and the likelihood of winning the claim is significantly reduced. Whilst we endeavour to ensure the accuracy of all information, we cannot accept any liability for any inaccuracies. Any particulars that are provided are intended, only to give a fair description of the property and do not form the basis of any contract. Where periodic inspections are completed with tenants in situ and it is deemed difficult for anyone to differentiate between dilapidations, faults, breakages, dirt, good housekeeping etc. it can only noted, if seen; otherwise that which is listed as presumed to be in good / acceptable order even if that recorded, is not necessarily new or perfect. Tenants can present a property in such a way for the inspection time only and not to the way they may generally live on a day-to-day basis. Please note the Inspectors or the agent cannot be held liable for any errors, omissions, differences in opinions or issues you may feel are contained within any report or quote. This would be prepared on the accepted principle that in the absence of comments, an item is free from obvious damage or soiling at the time of the visit.
LIABILITY
We do not accept any responsibility for a landlord not obtaining the appropriate consent to let a property. The agent not be held liable for any costs caused or incurred by the Landlord or tenants causing neglect to a property. We do not accept any liability for the Landlords tax returns.

The Agent has not tested any apparatus, equipment, fixture, fittings, or services, and so does not verify they are in working order, fit for their purpose, or within ownership. therefore, the information given must be assumed to be incorrect. Neither has the Agent checked the legal documentation to verify legal status of the property or the validity of any guarantee. “Any measurements supplied are for general guidance, and as such must be considered as incorrect. You are advised to re-check any measurements before committing yourselves to any expense.”
